 Energy Performance certificates (EPC)
 
It is now mandatory (OCT 2008) for all rental properties to have an EPC. They are required the first time there is a tenancy change after Oct 2008 and last for 10 years.

Periodic Inspection Reports
 

Each year around thousands of house fires, injuries and fatalities can be attributed to unsafe electrics in domestic properties. 

The Landlords and Tenancy Act informs landlords to ensure the electrical installation is safe for tenants.

 

A  Periodic Inspection Report (PIR) will reveal if electrical circuits are overloaded, find any faults on the installation and recommend improvements.

 

Enertech can organise a full Periodic Test and produce a set of detailed test certificates along with recommendations, prioritised against risk against persons, property and livestock if appropriate.

 

 Gas safety inspections   

 

Under gas safety regulations and law, all rental properties must be inspected when there is a tenancy change or yearly regardless. 

 

Checks (GSI) are undertaken on all gas appliance owned by the landlord and the installation pipework from the gas meter.

 

Inspection certificates are produced and any faults detailed. A copy of this report must be given to tenants within 28 days of the inspection and a copy held by the engineer and landlord.

 

Any faults that require urgent works will be quoted for within 24hrs of an appliance failing an inspection.

 

 

PAT Testing                              

 

The  Landlords and tenancy act requires all electrical appliance left within a rental property to be "fit for purpose and safe to use". The only way this can be achieved is by testing these appliance left within the house (PAT - portable appliance tests) .

 

Tests should be undertaken at reasonable intervals to ensure landlords are seen to be responsible landlords who have a duty of care towards their tenants.

 

Legal and civil law issues can arise if landlords and letting agents fail to comply with the Electrical regulations.
